Barriers and Flooding
Barriers and floodingAfter looking through some documents related to House insurance, I cam e across this exert in an obtaining a mortgage section from an Insurance company.A Flood Risk Report is an assessment of how likely it is that the property you're intending to purchase will suffer from flooding at some point in the future. It is estimated that as much as 10% of residential properties are not insurable at standard rates (JBA). A lack of affordable flood insurance can impact on a property’s future valuation, mortgage application and saleability. The Food Risk Report isn't based on a physical inspection but on historical data from the Environment Agency and the Natural Resources Wales agency which report providers use.Mortgage Lenders do not normally require you to book a flood risk report - it is not among their stipulated property searches - but you will need to inform your Building Insurers if the property has flooded or is in a high risk flood area. If you fail to inform your building insurer and your home is flooded, you may be at risk from not being insured for losses due to flooding. We have only one solid barrier across a road in Chiswick, than I know of.I’ve never known Staveley Road or Park Road to flood although its probably down more to luck than judgement, but it seems as through the Heavy down pores we have experience over the years, plus the three months of snow in 1947 and 1963 and the road network has coped very well with surface water run off.But start installing solid barriers across roads, these could in theory alter the age old water run off and start diverting surface water into roads with drainage that wasn't designed to cope with the extra flow.So if no thought goes into what measures or materials are used, one of these barriers placed in the wrong place could end up making an area prone to flooding.
