A new members’ club designed specifically for small dogs and their owners is preparing to open with plans submitted for the ground and basement floors of 32–34 Chiswick High Road.
Sniffinity, billed as the world’s first bistro and social club tailored for small dogs and their people. Itis seeking to occupy the 3,773 sq ft unit formerly used by London Auctions and, more recently, a lighting showroom.
The premises are next to Ma Ma Boutique Bakery, have been vacant since June 2025, having been advertised at an annual rent of £90,000. The new tenants say they intend to create “a welcoming environment where human members with small dogs can socialise with other humans who have small dogs and these dogs will in turn socialise.”
Sniffinity has already established a presence in the area through regular small-dog group walks, meet-ups and social gatherings in parks such as Chiswick House and Ravenscourt Park. The proposed venue would give the club a permanent base, with plans showing an open bistro area, a dedicated members’ lounge and an activity space for dogs. The basement would include a single grooming room accessible only to members, described in the planning statement as “ancillary to the wider members’ club operation” rather than a public grooming service.
The planning statement argues that Sniffinity’s mix of bistro, members’ facilities and dog-related services falls entirely within Use Class E, meaning no material change of use is required.
Sniffinity’s arrival would add to a noticeable trend of specialist pet facilities emerging along Chiswick High Road. A large animal health centre opened last year at 492–496 Chiswick High Road, the former Sofas by Saxon showroom. The 4,200 sq ft unit operated by the Mars Veterinary Health Group, includes grooming stations, hydrotherapy rooms, a dog gym with treadmill, gait analysis space and multiple consulting rooms — effectively a high-end canine health spa.

Together, the two proposals suggest a growing market for premium dog-related services in the area, reflecting both the density of pet ownership locally and the shift towards more specialised facilities.
Sniffinity’s model differs from traditional pet services by focusing on social interaction — for both dogs and their owners. It describes the club as “a private members’ bistro and recreational club providing a social environment in which members can meet, eat, drink and participate in activities with their small dogs.”
A decision from Hounslow Council on the application is expected in due course.
