Developer says 'minor' changes needed for redevelopment of B&Q site

The developer of the B&Q site near Chiswick Roundabout is to consult on a series of changes to the scheme which it is describing as minor.

The project, originally dubbed The Fourth Mile and now to be known as the London Motorsport Campus, received approval (P/2019/3954) from Hounslow Council in April 2023. It included 234 flats, a 197 room hotel, a technology showcase building and a new public space in the centre to be called Hudson Square.

The original design had five buildings on Larch Drive ranging from 8 to 13 storeys linked by a three-level podium and arranged around (Hudson Square) in the centre. The ‘technology showcase’ building would extend parallel to the A4 and elevated M4 alongside the western boundary. The residential blocks would face Gunnersbury Avenue.

Council planners approved the scheme designed by Benoy Architects on behalf of clients, Reef, despite acknowledging it would deliver ‘some harm’ to the Strand on the Green Conservation Area and Gunnersbury Park Conservation Area and Cemetery. In its favour was the supply of housing and the promise of 1,500 jobs with the 15-20 tech companies anticipated to locate in the development.

It is believed that the revised designs are being submitted partly to meet new requirements for a second staircase in the taller towers. These were introduced in response to the Grenfell Tower tragedy. It also appears that some of the residential portion of the scheme is being switched to provide student accommodation and a new ‘education facility’ is now included. No mention is now being made of a hotel but ‘flexible leisure and commercial space’ is to be part of the design.

The developer says that the new proposals will have a limited impact on the height and massing of the scheme and has provided two drawings of the scheme both before and after the changes which it says demonstrates this is the case. They have been sent by letter to people living in the vicinity of the scheme.

Two online consultation events are being held on Tuesday 3 June at 1pm and on Wednesday 4 June at 7pm.

The consultation events will be recorded and made available to view afterwards. A survey about the proposal is being run on the consultation web site until 12 June.

The intention is to make a new planning application to Hounslow Council in the summer that covers these changes.
