Planning permission granted for final phase of development

The final phase of the Riverside Quarter development which overlooks the Thames and Wandle rivers received planning permission last week (22 June).
A total of 172 properties will be built, with 93 of them for shared ownership, on the site which is next to a recently-completed aquatic habitat for wildlife in Bell Lane Creek. The Council states that , overall, 36% of the homes built across all phases of the Riverside Quarter development have been for 'low cost' housing.
The development, by Frasers Property, will also see the opening up of a new stretch of the Thames Path and a newly-created Wandle Promenade, a woodland pocket park play area for children, and extensive landscaping. Frasers Property says that in line with the Section 106 commitments for the development, they have made a
financial contribution to Wandsworth Council for improvements to the adjacent Wandsworth Park
and traffic calming in the local area.
As part of the Mayor of London’s plans to revive London’s lost rivers, a new ecological zone will be
created where the River Wandle meets The Thames on the eastern edge of the development. The company states that they have made a contribution to Wandsworth Borough Council for their
arrangements to remove an existing half-tidal weir at Bell Lane Creek, a branch of the River
Wandle. This will widen and improve the flow of the river where native planting will also be
introduced. Residents and the public will be able to observe the habitat from a new lookout area
and boardwalk crossing.
A centralised ground-source energy plant, utilising boreholes to the aquifer, will contribute to the energy for the development. Rainwater will be collected and used for landscape irrigation.
In order
to maintain a car free environment, Frasers Property will be introducing a car-sharing scheme and
residents parking facilities will be located under the buildings and public realms. There will also be
ample space allocated for bicycle storage. offer additional dedicated
shuttle-bus services to East Putney and Putney Bridge stations as occupiers increase. The
company has also made a substantial contribution to Transport for London to introduce a new bus
service along Osiers Road, the main access route for the development.
Cllr Richard Field, Deputy Chairman of the Planning Applications Committee, said: “For this building we took into account concerns such as its height, among other matters, and ultimately considered that it remained appropriate with recent developments within the area. Members of the committee ultimately voted in favour of it by six to three.”
