Average price dips back below £600,000 in recent months

Local estate agents are saying there is no reason to panic after a recent dip in local property prices.

The average price of a home sold sold in the SW15 post code area since the end of March was £593,708. This is after a record breaking first quarter of 2013 when the average went above £600,000 for the first time.

Allan Fuller of Allan Fuller Estates Agents puts the fall down to a lower number of properties at the very top end of the market and believes that continuing demand for property in Putney proves it is one of the best places to live in London. He said, "The trend in fact has been a steady increase since this time last year, but the real truth is that values are continuing to rise this year and when the first half of 2013 can be fully analysed I am sure it will confirm what my company has regularly been achieving, which is sales at levels close to 10% up on a year ago."

There were 88 properties reported as sold during the period, twelve of which went for over £1,000,000. The most expensive of these was on Campion Road changing hands for £2,250,000.

He points out that new construction is also gradually picking up, with hundreds of new flats being built adding, "There does need to be more encouragement for affordable housing but this is really all a result of supply and demand, the demand is enormous, but planning permission still takes too long and whilst politicians say they are helping it is immediate action, not future promises that are needed., let's hope that much more positive action can be taken. "

putney property pricesThe April data from Land Registry's House Price Index shows that London remains the best performing property market in England and Wales. The average price of a home in the capital rose by 6.2% over the year to £375,795.

For the country as a whole prices only rose by 0.7% which takes the average property value in England and Wales to £161,458.

The most up-to-date figures available show that during February 2013, the number of completed house sales in England and Wales decreased by 3 per cent to 43,573 compared with 44,829 in February 2012.The number of properties sold in England and Wales for over £1 million in February 2013 increased by 3 per cent to 488 from 475 in February 2012. London has seen a fall in repossessions which were down by 29% to 117 in February 2013 compared with the same month in 2012.
