Renewed demand for larger homes boosts average price

Buyers in the local area seem to have acquired a renewed appetite for larger properties according to the latest official data.

The Land Registry have published information which shows that 94 properties were sold in the SW15 post code area since the beginning of March ten of which went for over £1,000,000.

The most expensive property changing hands during the month went for £3,100,000 on Ravenna Road.

Higher priced sales drove the average price up to £559,016 back towards the peak levels for the area.

The March data from Land Registry's flagship House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £160,372. London remains the best performing area in the country with prices rising by 0.7% to £343,522 over the same period although it is down on the previous month.

The most up-to-date figures available show that, during January 2012, the number of completed house sales in England and Wales increased by 13% to 42,511 compared to 37,584 in January 2011.

Jonathan Mills of Parkgate estate agents on the Lower Richmond Rd said:
“The family housing market is still the big winner of the year as this data suggests. With our last three family style houses going to sealed bids it does show that the demand for the £1,000,000 plus bracket is still plentiful. The lack of stock is allowing these current prices to sustain as when something attractive comes to market there are plenty fighting for it in our recent experience.

He continued: " The situation ,as of today, is still the same with houses getting more demand than flats, although as always this is property specific. Enquiries for buying are up across the board as the families go for the schools and rental investors put their money in to our area due to the stability of prices and underlying demand for both selling and renting.

The only chance of seeing prices softening is if more stock comes to the market as, despite the national trend, Putney has and will be driven by local factors. With excellent schools, good transport links and the river it is little wonder why the area is so popular. As a local myself I am biased, of course, but the facts do speak for themselves!”

Local agent for over 30 years, Allan Fuller commented on the latest sales figures: "The latest statistics for property sales in our area again prove that Putney bears little resemblance to much of the UK. We could almost be described as living in our own bubble! Certainly from the activity in my office this year you would hardly know there is a recession going on!

The fact is that London, and popular areas like Putney are attracting plenty of people who want to live here. The capital is seen as a safe haven by so many people who are buying in to the UK because of either financial or political instability in their home countries, and sadly for the world these circumstances show no signs of abating. Whilst we may not see a big influx of overseas buyers here there is certainly a trickledown effect from Central London.

He continued: " I may be biased working and living in this town, but we have always enjoyed the best of both worlds, great communications to heart of town, the River Thames and hundreds of acres of open spaces on our doorstep, so no wonder buyers flock here! It is interesting to see so much demand for houses, there are simply not enough, and apart from very rare exceptions no more can be created, so it is just the law of supply and demand that is boosting prices. Whilst the economic conditions do not allow a boom market with prices escalating out of control values certainly will remain stable and show growth unless something cataclysmic happens. It all proves that buying property, in the right location, is still the finest investment you can make, the fact that we are in such a great place to live just adds to the attraction."
