help appreciated - tenancy agreement

Our tenancy agreement states the address of the agency and then ONLY the name of the Landlord.I asked the letting agency why there are no address details of the Landlords and they replied: ''Our address is in England & Wales; the owner is residing overseas.''I believe the Landlord in living in Hongkong. We are paying 1 year upfront rent, and my husband said, what if something happens, the agency is closing down and we have no address of the Landlord?1.I've read on the internet that the agency (Landlord) has to provide the LL details,2.The contract has no page numbers - I pointed out if they could change it but they cant (agencies reply).Can someone please help us?Thank you so much Katja

Have you tried checking with the Land Registry ? They should have the details of the property owner registered.

" Our tenancy agreement states the address of the agency and then ONLY the name of the Landlord."Section 47 of the Landlord and Tenant Act of 1985 states that a landlord’s address must be present on all documents such as tenancy agreements that are, in fact, a demand for payment. The only real advice that can be offered is that its not generally a good idea to do business with people who are knowingly breaking the law - either the landlord or their agent - more especially give them money.The fact is that there are other people who maybe willing to take that chance. Or are simply too foolish to know any better. So if you sensibly walk away they may take up the tenancy instead. And mayemerge unscathed. Who knows ?Welcome to Banana Republic Britain.michael adams

The usefulness of advice on any forum is variable!However, if you are on Facebook, I would suggest that you join the "National Leasehold Campaign (NLC)" group.  The title may not be directly related but someone there is very likely to know the best approach.

THANK YOU FOR YOUR HELP, I emailed them what you suggested, before I was ignored several times and now suddenly the Branch Manager gave it to us with apologies.It's the worst agency ever we had in 19 years ....
