23 Sutton Court Road - Selling at 100% profit!

Would you like to make over 100% return on your property in under a year?? That's exactly what the new owner of 23 Sutton Court Road - now Baycroft would like to do.Local residents may recall the planning decision that enabled One Housing Group to demolish a beautiful Victorian Villa to make way for MUCH NEEDED' over 55s housing - after lengthy abandonment of the site, significant delays and a low quality development, One Housing Group bailed on the completed project and sold it in July 2022 for £3.8 million.The new owner bought the property for £3.8 million in July 2022 and has allowed it to sit idle for almost a year - with some guardians in place. They have done nothing at all to the property and are now attempting to sell the individual flats for over 100% profit in less than a year by simply applying to have the over 55 restriction removed (already refused in 2020). You can only imagine that their business plan is predicated on the assumption that our local planners are stupid; that they can't see through a pretty transparent plan and that they will be too intimated to uphold a legitimate planning restriction for fear of being seen to stand in the way of an indicated new mental health provision on the same site. On this, its worth remembering previous planners have also said that the developers do not understand the inadequacy of the site for anyone working through any sort of recovery - the amenity space is poor, the property is on possibly one of the busiest corners in Chiswick - we have all sat on Sutton Court Road and Barrowgate Road during morning, noon and evening rush hour and road rage.  The developer can hardly convince us all that they are concerned with providing a quality facility for proposed mental health patients - more likely that they are seeking to cash in on a vulnerable group. And at what price? a similar double asking price potentially charged to the NHS when we are paying doctors less than £14 per hour? they are a pure for-profit entity - will we be fleeced by them as tax payers as well as having them trash our planning process?Please consider objecting - send these opportunistic profiteering developers packing - enforce the over 55's restriction and ask them to price them appropriately for the over 55s market - give our local over 55s community the opportunity to downsize, free up much needed family homes, give our essential workers over 55 an option to buy OR tell the developer to rent or lease to over 55s if they want a return on investment. They bought knowing the restriction was there - let them deal with it.We would have to ask serious questions if previous planning decisions were not defended.
