If it's a short lease, you might need a specialist leasehold surveyor to do the calculations and negotiate a figure with your freeholder, with the solicitor nailing it all down at the end. We used David Gladstone at Capital Leasehold and he got us a good deal. We went for a statutory 90 year extension because the freeholder can't refuse and it does away with the ground rent.
