Chiswick Property Market Update Autumn 2026

A more considered market

The summer months usually bring a seasonal pause before the market picks up again in autumn. This year has not followed the usual pattern, and with the Budget approaching, many buyers are taking more time over their decisions. Nationwide reported annual property price growth of 0.8% in September, modest but still positive. Rightmove recorded a 0.7% rise in asking prices, the first monthly increase since May. With the number of homes for sale at a 12-year high, buyers have more choice, and realistically priced homes are the ones that stand out. Borrowing costs have edged up: the average two-year fixed term mortgage was reported as 5.55% in October.

John Horton, Owner and Director, said: “This is a market that is more considered rather than stalled. Buyers have choice and are taking their time, so local knowledge counts for more when every decision is being weighed carefully.”

Chiswick leads the way

According to Rightmove data, across June, July and August, sales agreed at Horton and Garton’s Chiswick and Hammersmith offices rose 43% year on year, while the local market as a whole fell 12%. Chiswick led the way with sales agreed up 75%.

Prepare early

Buyers are doing their homework, and surveys and leases are being checked closely. In W4, Horton and Garton’s 2026 sales took an average of around 13 weeks from agreeing a sale to exchange, down from 15 weeks last year. Sellers, particularly flat owners, can save weeks by having lease details, service charge accounts and management information ready before listing.

A steadier lettings market

Our Lets agreed rose 15% in July to September compared with the previous quarter, and tenant registrations rose 4%. Some owners who can’t achieve their desired sale price are now choosing to let instead. London landlords should note that the new national landlord register opens for London on 15 July 2027. We are already helping our landlord clients get ready, so that registration is a simple step rather than a scramble when the London window opens.

Looking ahead

The Autumn Budget on 28 October and the Bank of England’s rate decision on 5 November will set the tone for the rest of the year. For sellers, realistic pricing and good preparation will make the difference. For buyers, plenty of stock and fewer competing offers create opportunity, provided finance is arranged early.

Whether you’re buying, selling, letting or investing, the Horton and Garton Chiswick team is here to help.
