Council accepts amended proposals for Vantage London

A landmark office building next to the Chiswick Flyover is set to be converted into 178 flats. However, around 84 per cent of the homes will be studios.

The 12-storey Vantage London building will not change in height, however its use will become predominantly residential. Hounslow Council initially rejected the plans, but has since approved the application following changes made by the developer.

A majority of the flats will be studio units. There will be 148 studio flats, 17 one-bedroom flats, and 12 two-bedroom flats. The development is expected to home around 234 people.

Hounslow Council denied planning permission in January this year because the plans failed to provide safe and accessible pedestrian access and safe vehicular access. The rejection also cited a failure to provide a full assessment of the transport impacts of the development, and appropriate provision of cycle facilities, which ‘failed to encourage sustainable transportation’.

The developer, Resolution Property, has since amended proposed path layouts to accommodate safe pedestrian access, and distances between parking spaces have been amended to meet the 6 metre clearance. They will also provide 103 car parking spaces – reduced from 191 – and 210 cycle parking spaces to meet council requirements. The developers must also work with Transport for London to provide a construction logistics plan detailing the provision of parking and safety for pedestrians whilst work is underway.

The building is situated in the historic industrial core of Brentford, the Golden Mile, which established itself as a leading strategic industrial route after it was constructed in the 1930s. In 2014, the Hounslow Council commissioned a master plan for Golden Mile, leading to increased development interest and activity.

In recent years the area has seen an increasing number of office to residential conversions being explored including the next door Dell site, Great West House, the former GlaxoSmithKline headquarters and 27 Great West Road. This is primarily due to changes in office occupier requirements and the appeal of the area for residential accommodation.
