A new application submitted to Hounslow Council proposes converting two office buildings located at 152–154 Brentford High Street into 15 self-contained residential flats.
The scheme, lodged on 7 October, seeks prior approval for the change of use of Canal Court Units 1 and 2 from commercial (Use Class E) to residential (Use Class C3).
The buildings form part of a four-unit development originally constructed by London & Argyll. Units 1 and 2 are brick-built, three-storey structures by the junction with The Ham with secure basement parking and additional spaces in a gated estate car park. They currently feature a mix of open-plan and cellular office layouts, with double-glazed aluminium-framed windows and solid internal floors.
The site is not subject to an Article 4 direction, meaning the proposed conversion may proceed under permitted development rights, subject to meeting statutory requirements. The application includes provision for car parking, cycle storage, and refuse facilities. While the current proposal does not include structural alterations, the applicant notes that—pending full planning permission—there may be scope for an additional floor in future.
The wider Canal Court complex has already seen partial residential conversion. Unit 4, located closer to the bridge, has been redeveloped into flats, while Unit 3 remains leased for office use.
If approved, the scheme would contribute to Brentford’s ongoing shift from commercial to mixed-use development, reflecting broader trends in urban regeneration and housing demand. The council will assess the application against criteria including transport impact, residential amenity, and flood risk.
